ARCHITECTURAL DESIGN
The ability to take a project’s unique variables (ie: site conditions, desired use, program) and combine them into a graphical representation for the building’s design.
PLANNING
The coordination of a project with local building, zoning and planning agencies  in order to clearly define and identify the impact on neighborhoods, outdoor spaces, utility infrastructures, pedestrian circulation, and transportation.
INTERIORS
Details set the mood.  Interiors are a fundamental part of architecture. The design of an outstanding interior space combines furnishing layout and selection, finishes, built-in millwork, and specialized lighting to create a desired ambiance within a space.
PRESENTATIONS
Visual tools used to portray the design intent of any project in the form of graphical drawings, illustrations, 3-dimensional computer renderings or animation.
FEASIBILITY STUDY
A report using data gathered from the site analysis to set a budget, calculate potential profits, and determine the practicality of a project.
SITE ANALYSIS
A study used to collect data, verify zoning codes, and identify regulatory conditions of a site which may impact a potential project.  The data collected in this analysis is used to create a feasibility study.
PROGRAMMING
A project phase which graphically incorporates a client’s outlined requirements into space relationships, orientation, and circulation within a building.
CONCEPTUAL DESIGN
The idea (concept) of a building’s shape and form to represent the vision of a project.
SCHEMATIC DESIGN
A project phase where all possible design alternatives are explored and the general program, conceptual design, scale, and the interaction of its components are incorporated into a set of plans.
DESIGN DEVELOPMENT
A project phase in which the project team defines problematic details of the design and works out potential conflicts in order to minimize any major modifications during the construction document phase.
CONSTRUCTION DOCUMENTS
A project phase used to produce a set of plans and specifications for a building permit approval.   These documents are used to administer a project, define the quantity, quality, and configuration of the work required for construction, while establishing the contractual obligations of the owner and contractor.
CONDOMINIUM EXHIBIT DRAWINGS
A service provided to produce a legal exhibit in a set of condominium documents used for the sale of residential, office, commercial, and retail buildings.  These drawings graphically define the saleable area, boundaries of ownership, limited and common elements within a building.
MARKETING DRAWINGS
These are Illustrations of floor plans, elevations, and 3 dimensional renderings used by a client to create marketing packages for a particular project. (ie: sales brochures, fliers, signs, etc.)
SPACE PLANNING
The design and development of a project’s program into usable and functional space for residential, commercial, office and retail buildings: new construction or renovations.
3 DIMENSIONAL VISUALIZATION
An exciting computer technology used to realistically portray a project’s image for presentations and marketing.
RENOVATION & TENANT IMPROVEMENT
A service provided to assist a client with project planning, verification of existing conditions, code research, coordination with local building, zoning and planning agencies, and the development of permit plans for new or existing buildings.
DOCUMENT DRAWING PRODUCTION
A service provided to develop and produce construction document drawings for interior and architectural design firms.
